While purchasing a home is an exciting investment in your future, we at Gem Mortgage Home Loans want to make sure that you, as a veteran, are informed of the necessary steps along the way.

Gem Mortgage Home Loans will provide you with the support and assistance needed for you to be able to close on your VA loan in 30 days or less.
If the property is a condominium it must be on The VA's approved condo list, unlike a single family house that does not have the same requirement.
All properties to be insured by VA financing will require a termite report and all work completed to provide a termite clearance.
When the VA appraiser goes out to determine the value of the house, the appraiser is required to do an inspection of the home to determine if there are any deficiencies that need to meet VA guidelines.
All buyers are always recommended to still have an inspection done by a qualified company to do an in- depth evaluation of all defects in the property.
Here's a chart of the different funding fees charged by the VA and normally financed into the loan amount.
As a veteran if you are receiving 10% or more disability you are exempt from any of the above funding fees, whether it be your first time use or subsequent using of your VA benefit.
If you are purchasing a home in California, and are 100% disabled vet you're entitled to an exceptional benefit, and if your income is over 40,000 you'll have 100,00 of your purchase price will be exempt from property tax.
Many veteran have been challenged by the sellers market here in San Diego and have not been able to have a seller accept your offer.
The seller is always looking at which offer will net them the most money.
If you are asking the seller to help with your closing costs, that will put you at a disadvantage over an offer that is not requesting the seller to use some of their equity to pay for your costs.
A better strategy is to ask your loan officer how much of an increase in interest rate you would have for a lender credit to cover your closings costs.
The first step in the home buying process is getting preapproved for your VA loan.
By being preapproved you will know what price range to look at and what will be your total house payment including taxes and insurance.
When your agent start showing you property, they will require that you have been preapproved for your VA loan before they start showing you homes.
The standard documents the lenders will ask for will be: 1 LES or a month of paystubs, 2 years of federal tax returns and W2's, 2 months of checking and savings statements, and a driver's license.
